The Menlo Park model has been so popular for Urbandale that it’s now sold out in two of the three communities where it’s offered.
“It is a versatile floor plan with many different optional configurations,” says general manager Matthew Sachs. “You can get versions of the Menlo with three, four or five bedrooms, two or three full upstairs bathrooms and even with either a two-car or three-car garage.”
It’s also very green and very stylish. Featuring a sweeping central staircase, two-storey family room and 3,200-plus square feet, it’s elegant and spacious while still being an energy miser.
Sachs says most purchasers are opting for the five-bedroom layout, “which seems to be popular among those with extended family staying with them” such as in-laws.
The Menlo Park represented 16 per cent of Urbandale’s single-family homes last year and is still available in Riverside South.
Heating Smarts
Urbandale’s Matthew Sachs has long been an advocate for greener building of tract homes, like the company’s demonstration home in Bridlewood. His own home uses experimental insulation panels and geothermal heating.

Matthew Sachs, Urbandale’s general manager, says this approach to foundations is particularly important in Ottawa’s fluctuating climate, where foundations expand and contract throughout the year. “Typically, foundations in residential construction are (only) insulated on the inside,” says Sachs. “And this causes problems because the concrete foundation freezes every winter and when it freezes and thaws, it’s more likely to crack.”
